Do I Really Need a Real Estate Agent?
There are plenty of good reasons to work with a real estate agent when buying your first home. Agents have access to the Multiple Listing Service (MLS), which is a database that contains information on all homes for sale in your area. This is important because many homes sell before they even appear on sites like Zillow or Trulia. An experienced agent will also be able to negotiate on your behalf and may even be able to get you a lower price than what’s listed. Additionally, agents can offer helpful advice and guidance throughout the home-buying process, from advising you on which neighborhoods to focus your search in to helping you navigate the paperwork involved in closing on a home. A good real estate agent will also have connections in the industry that can save you time and money. For example, if you’re looking for a good home inspector or mortgage broker, your agent will likely have a few names for you to choose from. Buying a home is a big decision, and it can be a lot of work. With a real estate agent by your side, you can rest assured knowing that someone is looking out for your best interests and checking things off your to-do list. This way, you can focus on enjoying the process and finding your perfect home.

- Step 1: Know Your Home’s Value – The first step in pricing your home is to obtain a realistic estimate of its current value. While you may have a good idea of what your home is worth, it’s always best to get an expert opinion. The most accurate way to do this is to get with a local real estate agent (we know a few 😊). A good agent can turn around a comparative market analysis (CMA) quickly to get an idea of what your home is most likely worth in the current landscape.
- Step 2: Consider Your Motivation for Selling – This is a big one. Once you have a clear idea of your home’s value, you need to take a close look at your motivation for selling. Are you moving out of state for a new job? Are you downsizing now that the kids are grown and gone? Are there major repairs that need to be made that you just don’t have the money for? Your motivation for selling will play a big role in determining your asking price. If you’re motivated to sell quickly, you may be more flexible on price. Alternatively, if you’re not in any hurry, you may be able to afford to hold out for a higher price.
- Step 3: Look at Recent Sales – Now that you know how much your home is worth and what your motivation is for selling, it’s time to start looking at recent sales in your area. Look at homes that are similar in size and condition to yours and see what they’ve been selling for. This will give you a good starting point when it comes time to choose a listing price.
- Step 4: Work with your Agent to land on your Listing Price Choose Your Listing Price.
