Acronym for “Exterior Insulation Finishing System”. Pronounced “eefis”, it is a type of building exterior wall cladding system that provides an insulated finished surface and waterproofing in an integrated composite material system. It is also known as “Dryvit” and often called “synthetic stucco”. It is a durable and very cost effective alternative to stucco. It is lightweight and includes foam plastic insulation and thin synthetic coatings. It is attractive and has enjoyed increasing popularity, especially in commercial /retail construction. Although it has been hailed for its ability to keep moisture out, if not installed correctly it can also hold moisture in and lead to mold issues. If you are writing an Offer to Purchase for a home with EIFS, it is suggested to have it inspected. A licensed home inspector may not be able to inspect it, but he or she can call for a specialist to do so. The product and construction methods have improved over time so home built since about 2005 are less likely to have mold issues.
