A condensed history of the title to a particular piece of real estate showing, in chronological sequence, matters such as conveyances, liens and encumbrances which have been recorded against the title in the office of the register of deeds or other public recording place. The abstract of title does not guarantee or ensure the validity of the title of the property. That is provided through the title insurance policy which is a comprehensive indemnity contract under which a title insurance company warrants to make good a loss arising through defects in title to real estate or any liens or encumbrances thereon.
