Non-conforming Use

When a build does not conform to zoning because of a change in the zoning ordinance. The use of the building will be allowed to continue until the improvements are destroyed or the current use is discontinued. For example, a single family home built on a busy street where the zoning was originally residential. Later the zoning was changed to commercial. If the home is converted to office space, it can no longer be used as a residence anymore. If the home burns down, a new structure must be for commercial use.
